How the index is built

The siteworks figures are real, costed across The Property Plug's verified builder panel for 102 Perth suburbs and growth corridors. They are not modelled estimates. Siteworks cover the work that gets a block ready for a slab: site survey and soil classification, earthworks and fill, retaining, drainage, a sand pad where needed, piering on reactive soils, and service connections.

The all-in build figure is indicative. It combines a current entry home design starting price ($309,218) with each suburb's siteworks. It excludes land, which is bought separately and varies far more than the build. A typical 4x2 starts higher, from $314,760 before siteworks. Final pricing depends on your exact block, design and selections, and is confirmed with your matched builder on enquiry.

Why siteworks change suburb to suburb

Soil and slope. Reactive clay or a sloping block needs deeper footings, piering or split-level engineering. Flat, stable sand pads are the cheapest to build on.

Fill and retaining. Bringing a low or uneven block up to pad height, then holding it with retaining walls, is one of the largest swing costs between suburbs.

Wind and bushfire. Higher wind regions and bushfire-prone (BAL) areas lift engineering and material specifications, and the cost with them.

Services and access. Distance to power, water and sewer connections, and how easily trades can access the block, all feed the siteworks line.
