What is a building broker?
A building broker compares builders for you instead of selling you one builder's homes. The Property Plug curates a panel of verified builders, compares 46 designs against your block and budget, and introduces you to the best fit, we are paid by the builder, never by you.
Is The Property Plug a builder?
No. The Property Plug is a building broker, not a builder. We do not build homes. We compare a verified panel and connect you to the right builder, design, land and finance.
How is a broker different to a display village?
A display village is one builder showing their own stock with a sales team that works for them. A broker sits on your side, compares the whole panel, and is paid the same whichever builder you choose, so the recommendation is about your build.
Do I still deal with the builder directly?
Yes. Once you choose a design and request access, we introduce you to the builder and you build with them. We stay alongside you through finance, land and to handover, but the build contract is with the builder.
What does The Property Plug cost?
Nothing to you. We are paid by the builder, never by you. The curation, comparison, finance help and guidance are all free to the buyer.
How does The Property Plug make money?
The builder pays a fee when a buyer we introduce proceeds. We are paid by the builder, never by you. The from-price you see is the builder's honest price, not marked up by us.
Will using a broker make my home more expensive?
No. You pay the builder the same from-price you would going direct, and you get an independent comparison and finance help on top, for free. Often a broker lands you a better deal because you are comparing real numbers across the panel.
What does "from-price" actually mean?
A from-price is the base build cost before siteworks, land and upgrades. We publish real from-prices on every design: new homes from $309,218 to $535,929, and granny flats from $217,500 as a separate, smaller product. We then compute the honest landed cost with real per-suburb siteworks.
Do you tell me which builder builds my home?
Yes. Every design in our collection is built by a verified builder from our panel, and we introduce that builder with their fixed price once we have matched them to your block. We lead with the design and the real number rather than a builder pitch, because the curation is the value and it keeps the comparison honest. Request access and we match you and confirm the builder, range and price.
How do builders get onto the panel?
A builder earns a place against four tests: a verified track record of real handovers, honest standard inclusions, delivery timelines that hold, and a genuine fit for our buyers. No builder pays for placement.

We describe it as a curated panel rather than a fixed number, because the panel grows as builders earn a place. What is set is 46 designs costed across 102 suburbs.
How do I get matched to a builder?
Request access on any design or through the get-access form. Share your suburb and contact details and we introduce the builder with a fixed price for your block, free to you, we are paid by the builder, never by you.
Can The Property Plug help with finance?
Yes. We have an in-house lending arm that sorts your borrowing position and loan structure so your shortlist is real from day one. This is general information only and does not take into account your objectives, financial situation or needs. It is not credit assistance or a credit quote. Consider whether it is right for you and seek advice. Finance is arranged through Central Lending Solutions, the licensed credit partner The Property Plug works with (Australian Credit Licence or credit representative number [TBC]).
Do I have to use your finance?
No. Our lending arm is there to make your shortlist real, but you are free to use your own broker or bank. Any finance information we share is general information only and is not credit advice.
What is a construction loan?
A construction loan releases funds in stages as the build progresses, rather than all at once, and usually charges interest only on the drawn amount during the build. We explain how it works and structure it for your build. This is general information only.
How much deposit do I need?
It depends on the build cost, the land and your borrowing position, and first home buyers may qualify for low-deposit schemes. We work out your real number before you commit. This is general information only and not credit advice.
How long does it take to build a new home?
New home builds on our panel run to a 12 months build time once construction starts, before approvals and finance. We quote the honest figure rather than a best-case number that slips.
How long does a granny flat take?
Granny flats run to a 8 months build time once construction starts. In WA an ancillary dwelling can be up to 70m2 of rentable area.
What is included in the from-price?
The from-price covers the base build to the standard inclusions list. It does not include siteworks, land or upgrades. We always show the inclusions list alongside the price so a thin spec cannot hide a low headline.
What are siteworks and why do they matter?
Siteworks are the costs of preparing your block for the slab, and they move with slope, soil class and frontage. They can change the landed cost by tens of thousands, so we compute real per-suburb siteworks across 102 suburbs rather than quoting a generic allowance.
Can I build without owning land?
Yes. If you do not have a block we connect you to titled lots and turnkey house-and-land packages that suit your chosen design, priced with the real siteworks so the package is honest from day one.
What grants are available for first home buyers in WA?
First home buyers building new in WA may access the First Home Owner Grant, stamp duty concessions, the First Home Guarantee and schemes like Keystart and Help to Buy. Exact figures and eligibility are verified and dated on our first-home-buyer pages.
Do I qualify for the First Home Owner Grant?
The FHOG in WA applies to eligible buyers building or buying a new home, subject to value caps and residency rules. We run a free eligibility check and map every grant and scheme you qualify for. This is general information, not financial advice.
Can I combine grants and schemes?
Often yes. Many first home buyers stack the FHOG, a stamp duty concession and a low-deposit scheme. We model the combined position for your build so you know the real out-of-pocket number before you commit.
