Can you really build a home with no deposit?

Sometimes, but not from nothing. A genuine no-deposit build usually relies on a family guarantor, equity in an existing property, or a grant that covers the deposit gap. There is no lender who simply waives a deposit with no other security. The Property Plug's finance arm can tell you honestly whether a no-deposit path is realistic for you. How does a guarantor home loan work?

A guarantor, usually a parent, offers equity in their own property as additional security, which can let you borrow without a cash deposit. The guarantee is limited to a portion of the loan and can often be released once you build enough equity. It is a real commitment for the guarantor, so it needs proper advice before anyone signs.

Can the First Home Owner Grant act as my deposit?

The WA First Home Owner Grant and stamp duty concessions can reduce or cover part of the upfront cash a build needs, which for some buyers bridges most of the gap. Combined with a low-deposit scheme, that can get close to a no-cash-deposit outcome. The Property Plug can model the grants, schemes and a guarantor together.
