No deposit,
explained honestly.
A no-deposit build is possible but never from nothing. It works through a family guarantor, equity in an existing property, or grants that cover the deposit gap. The Property Plug's in-house finance arm will tell you straight whether it is realistic for you. Builds across 102 suburbs start from $329,854. We are paid by the builder, never by you.
Last updated June 2026. No-deposit outcomes depend on a guarantor, equity or grants. This is general information, not credit advice.
No honest lender hands over a build with zero security. What people mean by "no deposit" is one of three structures that replace the cash deposit with something else.
| Path | How it replaces the deposit | Best for |
|---|---|---|
| Guarantor loan | A family member's property equity is used as extra security | Buyers with a willing parent or close family |
| Existing equity | Equity in a current home or investment funds the deposit | Upgraders and existing property owners |
| Grants plus low deposit | FHOG and concessions cover most of a small required deposit | Eligible first home buyers with limited savings |
- A guarantor takes on real risk. Their property backs part of your loan, so they need their own advice before agreeing.
- Borrowing more costs more. A smaller deposit means a larger loan and higher repayments over time.
- Serviceability still applies. No path skips the lender's income and affordability test.
- Grants change. The figures that bridge your gap today can shift, so confirm them before counting on them.
A lower build estimate needs less security to get across the line. These eight suburbs carry the lowest indicative build estimate on our panel, a guide only that excludes land.
IndicativeEstimate only, not a quote or an offer. Figures combine a home design starting price with the suburb siteworks and do not include land. Designs, builders, land and pricing change and are subject to availability. We confirm a fixed price with your matched builder on enquiry.
Independent and on your side. We are paid by the builder, never by you.
Can you really build a home with no deposit?
Sometimes, but not from nothing. A genuine no-deposit build usually relies on a family guarantor, equity in an existing property, or a grant that covers the deposit gap. There is no lender who simply waives a deposit with no other security. The Property Plug's finance arm can tell you honestly whether a no-deposit path is realistic for you. This is general information only.
How does a guarantor home loan work?
A guarantor, usually a parent, offers equity in their own property as additional security, which can let you borrow without a cash deposit. The guarantee is limited to a portion of the loan and can often be released once you build enough equity. It is a real commitment for the guarantor, so it needs proper advice before anyone signs.
Can the First Home Owner Grant act as my deposit?
The WA First Home Owner Grant and stamp duty concessions can reduce or cover part of the upfront cash a build needs, which for some buyers bridges most of the gap. Combined with a low-deposit scheme, that can get close to a no-cash-deposit outcome. The Property Plug can model the grants, schemes and a guarantor together. Confirm current grant figures before relying on them.
Which suburbs make a no-deposit build most achievable?
The smaller the landed build, the smaller the security needed, so the lowest-cost corridors are the most achievable. Across our 102 priced suburbs, builds start from $329,854 in Atwell. We are paid by the builder, never by you.
